Patio Enclosures

Patio enclosures, starting from the slab.

Existing patios and covered porches closed in as screen, three-season, or year-round rooms for Chesapeake and Hampton Roads, assessed on the structure before anything is drawn.

How we approach it

The shortest route to a usable room

When the slab and roof already exist, enclosing them reaches a finished room far sooner than building new space from the foundation up.

01

The slab comes first

An enclosure is only as good as what it stands on. We assess the existing slab, its footings, and the roof above before anything is designed, because that is what decides what is possible.

Screen, three-season, or year-round

Screen keeps the breeze and loses the insects. Glass adds shoulder-season months. An insulated room works in every month of the year. The choice is how many months you want, not which is best.

03

Faster than building new

Because the slab and often the roof already exist, an enclosure reaches a usable room considerably sooner than new construction, and at a lower cost. It is also less flexible, which we say plainly.

Made to belong

Rooflines, proportions, and trim are matched to the house so the finished room reads as architecture rather than a kit fitted to the back wall.

Which route

Enclosure, sunroom, or addition

Sunspace systems install fastest. Traditional sunrooms integrate most completely. A home addition builds new conditioned space from the ground up. We will tell you which one your goal actually needs.

Good to know

Patio enclosures, answered

What is a patio enclosure?
An existing patio or covered porch closed in to make a usable room. It is the fastest route from outdoor space to something you can sit in comfortably, because the slab and often the roof are already there.
Can my existing patio be enclosed?
Usually the question is the slab and the roof above it. We assess what the structure can carry before anything is designed, because an enclosure is only as good as what it stands on.
Screen, three-season, or year-round?
It depends how many months you want the room. Screen keeps the breeze and loses the insects, three-season rooms add glass, and insulated rooms work in every month. See Sunspace sunrooms for the engineered systems, or traditional sunrooms for site-built.
How is this different from an addition?
An addition builds new conditioned space from the foundation up. An enclosure works with what is already there, which makes it faster and less expensive, and also less flexible. We will tell you which one your goal actually needs.
