Metal Roofing

Metal roofing, locked above the water line.

Standing-seam metal roofing for Chesapeake and Hampton Roads, detailed for coastal wind and installed by a team that also builds the rooms beneath it.

How we approach it

Metal earns its cost over decades

A standing-seam roof costs considerably more than shingles and lasts considerably longer. Whether that trade works depends on how long you plan to own the house.

01

The seam is the whole idea

Panels lock together at a raised seam, and the fasteners sit hidden beneath it. Nothing penetrates the water surface, which is where the lifespan comes from.

Profile and finish

Standing seam, or stone-coated steel that reads more like tile. Colors are factory-applied finishes rated in decades, not paint.

03

Set panel by panel

Underlayment first, then panels clipped and locked from the eave upward. It is slower and more exacting than shingling, which is part of the cost.

Shedding water, quietly

Properly installed over solid decking and underlayment, a metal roof is no louder in rain than a shingle roof, and it sheds water faster.

What we install

A roof measured in decades

Metal earns its cost over time rather than at installation, and only when the details are right.

Standing seam

Panels run the full slope with their joints raised above the water line and locked together. The fasteners are concealed rather than driven through the surface, which is the difference between a metal roof that lasts and one that leaks at every screw.

Built for coastal exposure

Wind uplift is the governing question on this coast. Panel gauge, clip spacing, and edge detailing are specified for the exposure rather than to a generic standard.

Where metal belongs

It sits naturally on porches, additions, sunrooms, and simple rooflines. On architecture that wants a textured surface it can look wrong, and we will say so.

The long arithmetic

Metal costs more to install and lasts considerably longer. Whether that is good value depends entirely on how long you intend to live under it, which is a question worth answering before the quote.

The other honest roof

Metal or shingle

Both are proper roofs, and the choice is about time horizon and architecture rather than quality. See asphalt shingle roofing, the wider roofing picture, or what a new roof costs.

Good to know

Metal roofing, answered

How long does a metal roof last?
Considerably longer than asphalt, which is most of the argument for it. A properly detailed standing-seam roof is a once-in-a-generation decision rather than a once-a-decade one, and that is where the higher installation cost is repaid.
What is standing seam, exactly?
Panels that run the full slope with their joints raised above the water line and locked together, so the fasteners are concealed rather than driven through the surface. That is the difference between a metal roof that lasts and one that leaks at every screw.
Is a metal roof noisy in rain?
Not on a house. The noise people remember comes from metal over an open barn structure. Over decking, underlayment, and insulation, a metal roof is no louder than any other.
Does metal suit my house?
Often, and not always. It sits naturally on porches, additions, sunrooms, and simple rooflines, and it can look wrong on architecture that wants a textured surface. We will tell you plainly which of those your house is.
Can metal go over an existing roof?
Sometimes it can, and we usually advise against it. Covering an old roof hides the decking, and the decking is exactly what you want to see before committing to a covering meant to last decades.
